Let Only Service

 

A property appraisal by one of our experienced rental valuers

Digital external & internal photographs

E-mail / Postal Marketing of the property to prospective tenants

Advertising on our top ranking website Wyatthughes.co.uk

Advertising on National Property Portals including Rightmove.co.uk & Zoopla.co.uk

Interview & assess applicant suitability

Undertake prospective tenant referencing and/or credit checks including all guarantors (if applicable)

Prepare / sign the Tenancy Agreement and other relative legal documents

Collect deposit & first months rent in cleared funds and forward to you as part of a documentation package. Our fees will be deducted at this stage.

Arrange future rent payments to be made direct into your bank account by standing order

Extra services are available at an additional cost

 

Full Property Management Service

 

This service includes the Tenant Find Only option, plus the following:

        

Collect & hold the deposit in our fully Bonded Client Account whilst registering the details with the Tenant Deposit Service (TDS)

Inform the local council & water board of the tenancy change

Receiving of rents and accounting to the Landlord on a monthly basis

Dealing with any arrears chasing and issuing of Statutory Notices

Ensuring that the property has up to date Safety Certificates as required by Law

Periodic property inspections to ensure the condition of the property

Co-ordinate any maintenance required (to an agreed spend limit with the Landlord, subject to emergencies) and settle from the monthly account

Carry out full property inspection/inventory check at the end of the Tenancy then release the deposit

 

Rent-on-Time

 

This service includes the Letting & Full Property Management, plus the following:

  

Guaranteed Rent Collection & Payment each month even if the tenant were to default, which will continue until vacant possession is obtained

Up to £25,000 worth of cover for rent arrears and legal expenses following non-payment of rent
